ClearPath

How it works

From your first checklist to a reviewed pack.

Five steps to organise your evidence, review what needs attention and prepare the files you choose to submit.

  1. Start your project

Tell us about the property and proposed work. Route questions check whether ClearPath supports your application.

    • Earlier answers carry forward where relevant. Anything you do not know stays open.
  2. Get your checklist

See what information and documents your application needs, with links to published sources.

    • Conditional items explain why they apply. Gaps in local coverage are labelled for you to check.
  3. Bring the information together

Save project details, upload drawings and reports, and link files to the requirements they support.

    • Keep revisions and background files in the workspace. Choose the exact versions for each application pack separately.
  4. Review what needs attention

Use requirement quick checks or project analysis to review possible gaps and conflicting details. Relevant saved results may be reused.

    • Inspect the evidence, file version and reading limits behind each finding. Your team decides the next action and rechecks changed material.
  5. Prepare what you will submit

Confirm answers, review outstanding actions and choose your upload files and any separate supporting material.

    • Download the preparation pack, review its contents and submit through the relevant service yourself. Downloading does not resolve open items.

Know the scope

ClearPath is an independent preparation aid. It does not submit applications, predict approval or assess professional adequacy.

Setup separates planning permission, building control and optional lawfulness certificates. You can prepare supported house and flat planning applications, existing-building BSR applications and ordinary building-control information. Confirm the precise procedure, provider and current local requirements; coverage varies, and a complete pack is not assumed.

Listed-building consent, prior approval and new-building applications need separate specialist guidance. ClearPath does not assess technical compliance or replace your appointed professionals.

Common questions

Which applications are supported?

Checklists cover England householder planning, lawful development certificates and supported works to an existing higher-risk building. You can also save and organise preparation for flat planning and ordinary building control. A national baseline or recorded local source does not establish a complete council checklist; any remaining requirements need checking with the receiving authority.

Who can work on the application with me?

Invite your client, architect, planning consultant or specialists. Everyone signs in separately and works within their assigned project role. Owners manage access. See For practices.

What happens to my documents?

Files are held in private project storage in London. Access follows project permissions; authorised providers also process information to operate ClearPath. See Trust & security for processing and retention details.

Do I still need professional advice?

ClearPath checks presence, structure and factual consistency within its recorded coverage. Your professionals remain responsible for design, planning advice and technical adequacy. Readiness does not guarantee validation or approval.

What does it cost?

Start with a free checklist and workspace. Detailed review and exports require a project unlock. Checkout currently uses test payments only; application and portal fees are separate. See Pricing.

What is in your preparation pack?

Your report and saved answers

The application preparation pack records what is needed, the available findings and what to do next.

  • Preparation report in PDF and editable Word formats
  • Confirmed answers to copy into the receiving service yourself
  • Draft wording and outstanding questions kept clearly labelled

Saved information does not automatically become an application form, signed statement or professional record.

The files you choose

Choose current file versions for this application before downloading.

  • Selected originals in Files to upload
  • Optional supporting material in a separate folder
  • A file list and remaining actions to review with your team

Other files stay in the workspace. Check the receiving service’s instructions and submit yourself. The pack may be incomplete; downloading does not confirm validation or approval.
